The Odisha government is set to revise its real estate laws to streamline the sale deed registration process, making it more transparent and buyer-friendly. This amendment aims to
separate the registration charges for apartments and common areas, preventing homebuyers from incurring unnecessary costs. Additionally, a nominal fee model inspired by other states
is being considered to ease financial burdens, especially for pre-RERA projects.

In another major step, the Odisha Apartment Ownership Act will enforce certification for apartment associations, empowering them to manage shared amenities more effectively. By
addressing compliance issues and ensuring a clear breakdown of costs, the government is working toward a more structured and fair real estate sector in Odisha, safeguarding
homebuyers’ interests and boosting confidence in property transactions
